This role drives on-ground sales execution in Karjat — site visits, negotiation, close — and surfaces new project opportunities to our Supply team.
About This Role
You will own on-the-ground Karjat sales execution: site visits with prospective buyers and investors, deal negotiation, and closing brokerage transactions on NA (Non-Agricultural) plots and agricultural land. You will work closely with Avacasa's existing buyer pipeline, our Sales team and our Supply team on new project leads.
This is an excellent fit for a self-driven sales person with a local Karjat network who wants meaningful commission upside, real ownership of a micro-market, and the chance to build a career in a fast-growing AI-enabled real estate platform.
Primary Responsibilities
· Execute sales of NA plotted developments and agricultural land parcels in the Karjat region
· Conduct site visits with prospective buyers and investors
· Maintain accurate CRM records (HubSpot) and report weekly funnel-stage conversion metrics
Secondary Responsibilities
· Identify new development projects and landowner opportunities in Karjat and surrounding areas
· Refer qualified opportunities to Avacasa's Supply team for formal onboarding under the free-data-for-access motion — you surface leads, Supply runs the onboarding process
· Compile micro-market intelligence: pricing, sales velocity, infrastructure catalysts (RERA registrations, MMR / Mumbai-3.0 corridor moves, transport infrastructure)
Compensation Package
· Fixed Compensation: ₹20,000 per month
· Sales Commission: 1% of property sale value on every personally-closed brokerage transaction, paid monthly on brokerage receipt, uncapped. Example: a ₹50 lakh closure earns ₹50,000 in personal commission;
a ₹2 crore closure earns ₹2,00,000.
· Performance Bonus: Additional incentive structure for site-visit-to-close conversion rate and project-surfacing KPIs, discussed at offer.
Key Performance Indicators
· Qualified site visits per month (target set at offer)
· Site-visit-to-closed-transaction conversion rate
· Monthly revenue from closed transactions
· Number of qualified Karjat projects referred to Supply per quarter
Required Qualifications
· 1–2 years of real estate sales experience (residential, plotted, or land preferred). Strong candidates with less formal experience but a proven Karjat-region network will be considered.
· Working knowledge of Maharashtra land laws and NA/agricultural regulations — or demonstrated willingness to upskill quickly
· Strong local network in Karjat or surrounding regions
· Comfort with HubSpot CRM, WhatsApp-first selling, and AI-assisted drafting tools
· Valid driving license
· Honest communication style — Avacasa's brand is built on accurate, non-inflated representation to buyers
Preferred Qualifications
· Prior experience selling NA plotted developments or agri-land
· Bachelor's degree (any discipline)
· Experience with quick-turnaround property transactions or deal structuring
